All this can work, but if you live in the deep south, do NOT use Mink oil. It attracts bugs, specifically roaches. Use Pecards, or like product that has more wax to it than oil. Lexol can work as well, but steer clear of the oil. If you live in a cooler climate, then by all means, mink oil will do the trick. Regards. Michaelson
